Community guidelines for all residents

  • Each Dwelling Unit must provide off-street parking for at least 2 automobiles.
  • Commercial vehicles, RVs, motor homes, campers, trailers, boats, ATVs, golf carts, and mopeds may only be parked in enclosed garages or Board-designated areas.
  • Inoperable vehicles or vehicles without current operating licenses are not permitted on the Property except in enclosed garages.
  • Service and delivery vehicles may park during daylight hours for the time reasonably necessary to complete a delivery or service call.
  • No motorcycles on the Property without written permission of the Declarant.
  • Use the Guest Parking Portal to register guest vehicles.

  • Maximum 2 household pets (dogs, cats, or common household pets) per Dwelling Unit.
  • Dogs must be on a leash held by a responsible person at all times when outside a Dwelling Unit.
  • No commercial breeding or keeping of pets for any commercial purpose.
  • Pets that roam free, endanger health, or create objectionable noise may be required to be removed by the Board of Directors.
  • No livestock or poultry of any kind.

  • Trash containers must be stored in the garage at all times except on pickup day.
  • Containers may only be placed at the end of your driveway the night before pickup and must be returned to the garage after pickup.
  • No burning of trash, leaves, garbage, or household refuse on the Property.
  • No trash, ashes, or refuse shall be thrown or dumped on any lands within the Property.

  • No noxious, illegal, or offensive activity on any portion of the Property.
  • No substances, things, or materials that emit foul or obnoxious odors or cause noise or conditions that disturb the peace, quiet, safety, comfort, or serenity of surrounding residents.
  • No outside burning of wood, leaves, trash, garbage, or household refuse.
  • No unclean, unsightly, or unkempt conditions that decrease the beauty of the neighborhood.
  • The discharge of any firearm — including BB guns and pellet guns — is prohibited on the Property.

  • All exterior modifications require written ARC approval before work begins. This includes fences, lighting, satellite dishes, awnings, landscaping changes, and more.
  • ARC application fee: $35.00. Submit a completed Home Improvement Application with plans, photos, and samples.
  • Once approved, work must be completed within 120 days.
  • Starting work without approval may result in fines of $50/week and forced removal at the owner's expense.
  • Fences: black aluminum or wrought iron only for perimeter (max 4'); white vinyl patio privacy fences permitted (max 6').
  • Antennas are not permitted. Satellite dishes (max 1 meter) require ARC approval and must not be visible from the street.
  • Christmas decorations must be removed by January 15. All other holiday decorations must be removed within 1 week after the holiday.
  • Trash containers must be stored in the garage — not visible from the street.

  • All lots and units must be used for residential purposes only. Rental of a unit is considered a residential purpose.
  • Condominium units (Buildings A & M) may not be leased for less than 30 days or used as a hotel.
  • Home-based businesses are allowed if not detectable from outside (no visible signage, no client traffic, no impact on neighbors).
  • No garage sales, rummage sales, or similar activities.
  • Owners are responsible for ensuring all occupants, tenants, and guests comply with all rules.

  • Assessments are due on the first of each month and are delinquent if not posted within 30 days.
  • Late fee: $25.00 after 30 days, plus 18% annual interest (1.5%/month) and a $15.00 collection fee.
  • Rule violations: $100.00 per occurrence; continuing violations are $100.00 per month until resolved.
  • ARC violations: $50/week for unapproved work.
  • Unpaid assessments may result in a lien being recorded against the property, and ultimately foreclosure.
  • Delinquent owners may have recreational facility access and trash collection suspended.
